3. Terms for Renters

3.1 Booking and Payment

  • All bookings must be made through the website using the integrated Stripe Connect payment system.
  • Payment is required in advance to confirm a booking.
  • Refunds are subject to the cancellation policy outlined at the time of booking.
  • Stripe processing fee of 2% may apply to all payments made via Stripe.
  • Concierge-supported listings may include additional benefits such as flexible cancellation or move-in assistance.

3.2 Use of Storage Units and Parking Spaces

  • Units and parking spaces must only be used for lawful purposes.
  • Hazardous, illegal, perishable, or flammable items are strictly prohibited.
  • Renters are responsible for securing their unit using the provided padlock system.
  • Parking renters must not store vehicles that are unregistered, inoperable, or leaking fluids.
  • Renters must comply with any posted signage or strata rules applicable to the parking space.

3.3 Access and Security

  • Access is granted via fob entry or other secure methods during designated hours.
  • CCTV surveillance is in place for safety and monitoring.
  • Renters must not share access credentials with unauthorised individuals.

3.4 Compliance with Building Rules

  • It is the renter’s responsibility to review and adhere to the host rules throughout the duration of their agreement. Failure to comply may result in termination of access or additional charges.

4. Terms for Hosts (Listers)

4.1 Listing Requirements

  • Hosts must provide accurate descriptions, photos, and availability of their units or parking spaces.
  • Listings must meet minimum standards of cleanliness, security, and accessibility.
  • Hosts are responsible for maintaining their listings and resolving any renter complaints.
  • Hosts may opt into the concierge service, which includes vetting, onboarding, and promotional support.
  • Hosts must hold strata ownership or permission to list units or parking spaces.

4.2 Payments and Fees

  • Hosts will receive payouts via Stripe Connect or EFT (Electronic Funds Transfer).
  • 33% Booking Fee is deducted from each successful booking and ongoing payment.
  • Concierge service fees are now included in the booking fee (reasonable use).
  • Stripe processing fee of 2% may apply to all payments made via Stripe.
  • Hosts who take a booking off-site (outside the platform) will be charged 33% of the annual rental value of that booking, regardless of the actual booking period. This ensures fair use of the platform and discourages circumvention.
  • All earnings are subject to applicable taxes and reporting obligations.

4.3 Liability and Insurance

  • Hosts are encouraged to ensure their units or parking spaces are properly insured such as for public liability risks and comply with all applicable local laws and building regulations.
  • The platform is not liable for damage, theft, or loss of items stored or vehicles parked.
  • CBDStorage-parking.com.au is a peer-to-peer platform and does not guarantee the condition, legality, safety, or suitability of any unit or parking space listed.
  • All transactions and interactions are conducted at the users’ own risk.
  • The platform is not responsible for any direct, indirect, incidental, or consequential loss or damage arising from use of the site or services.

4.4 Limitation of Liability

  • To the maximum extent permitted by law, the total liability of CBDStorage-parking.com.au to any user—whether renter or host—arising out of or in connection with the use of the platform, whether in contract, tort (including negligence), or otherwise, shall be limited to the total amount of fees paid by that user to the platform in the 12 months preceding the event giving rise to the claim.

5.3 Final Decision

4. Platform-Initiated Cancellations
